Anyone have a non-E&S solution for a vacant restaurant undergoing...

Anyone have a non-E&S solution for a vacant restaurant undergoing renovation ahead of an August opening? The restaurant owners are leasing the space and putting $50K into renovation. The landlord requires Liability to be in place under the terms of the lease. Risk is in Ohio. The long-term solution is simple once we are within a month or so of opening. Finding a carrier for the next few months has been another matter.
