My client owns a townhome within a triplex, all owner-occupied. There is no HOA, and the owners share responsibility for the roof and exterior. Given that structure, my assumption is to write this on an HO-3 rather than an HO-6. The part I’m trying to navigate is how to appropriately calculate Coverage A when the exterior and roof are a shared exposure. Any insight on how you’d approach valuation in this scenario would be appreciated. Thank you in advance, All reactions:
Comment View more answers Misty Mitchell Top contributor I do regular home, but a row home middle or side. I always tell people to try to insure together but I did have a duplex where the other side self insured and after a big hail storm they either could not afford or did not want to replace their side. We had to replace our side though and since you can't do half we did the whole thing and then sued him for his part. It was a mess. We put a lien on the other side and he ended up selling and had to pay for the roof from his proceeds. My client said it was a rough time until he sold.
John Decrescenzo You are correct. You want to write it on an HO3. If it is a true town home they are responsible for the exterior.In most cases there is an option in the RCE to mark townhouse.

Seems like sedans always run high, but it makes sense as they are built to crumple for safety so they likely would have a higher comp and collision cost. View more answers Stephan Pitts You need to click add form under documents to add the accord. For the application, pre fill the app and save it to documents. From there create the envelope and add those two documents to it.
