How would you respond to this client. I have a client (old college friend) who has referred me a few people for health insurance and I also do her health insurance. She's the extreme level of analytical and a paper trail queen (used to work for the government haha). Definitely some very neurodivergent behavior.

I totally get where you're coming from. When I first started out, I didn't know a lot about real estate investing or wholesaling either... but I had that same hunger to learn. Here's the deal. Wholesaling is a business where your determination and willingness to put in the work matter even more than your starting knowledge. You absolutely need someone to show you the ropes, but you also need a commitment to take action on their advice. My advice is to look for a mentor with a proven track record. Not just someone who talks a big game online. Find someone who has actually closed deals and offers real guidance rather than just theory. A good mentor will focus on helping you see deals from start to finish. Sourcing motivated sellers, analyzing deals, managing contracts, and understanding how assignment fees work. Be wary of joining expensive groups or paying huge upfront fees to coaches before you earn your first few checks. Instead, seek out those who will let you shadow or JV on a few deals. Offer to do legwork... like marketing or research... in exchange for guidance on a deal or two. Finally, remember this is a sweat heavy business to start. Be ready for rejection, be persistent, and build your process one step at a time. The right mentor paired with your drive can be life changing. Don't overthink it. Reach out, take action, and be relentless in learning as you go. You've got this.
